Courses for the 18-Month Conditional License Requirement
Agents who applied for and received their real estate licenses prior to October 1, 2007 were issued a conditional license. Within 18 months after licensure, these agents must complete two courses through an approved school to obtain an original license. One course, Real Estate Practice, is mandatory. The second course is an elective; for this, we recommend our Real Estate Appraisal, Legal Aspects, or Real Estate Finance course.
Rockwell offers all four of these courses online, so you can take them from virtually any Internet-ready computer. There's no more convenient way to fulfill your 18-month conditional license requirement.

With this home-study option, students review Rockwell's California Real Estate Practices textbook, and your choice of the Real Estate Appraisal, California Real Estate Law, or Real Estate Finance textbook at home, and complete two online, open-book final exams.

Please note that our Real Estate Practice, Real Estate Appraisal, Legal Aspects, and Real Estate Finance courses are currently approved only for the 18-month conditional license requirement. As yet, the Department of Real Estate has NOT approved them for general real estate continuing education (renewal) credit..
Real Estate Practice
Our online Real Estate Practice course provides new agents with practical information and essential skills they need in their day-to-day work. Topics include:

complying with fair housing laws;
filling out listing agreement and purchase agreement forms;
handling offers and counteroffers;
prequalifying buyers for financing; and

Real Estate Appraisal
Our online Real Estate Appraisal course provides a comprehensive look at the fundamentals of real estate appraisal, with an emphasis on residential appraisal practices. Topics include:
the concept of value;
steps in the appraisal process;
collection and analysis of appraisal data;
analyzing highest and best use;
land valuation methods;
construction methods and materials;
estimating cost and depreciation;
selecting and analyzing comparable properties;
income capitalization;
appraising condominiums, timeshares, and other interests;
preparing and reading appraisal reports; and
the appraisal profession.

Legal Aspects
Our online Legal Aspects course discusses the laws governing the ownership and sale of real estate in California, examines common problems in real estate transactions, and provides examples from actual court cases. Topics covered include:
the distinction between real and personal property,
methods of land description,
easements, liens, and other interests in real estate,
forms of co-ownership,
the law of real estate agency,
purchase agreements and other real estate contracts,
deeds and title transfer,
deeds of trust, mortgages, and foreclosure,
zoning and other land use controls,
taxation of real estate,
fair housing issues, and
landlord/tenant law.

Real Estate Finance
Our online Real Estate Finance course provides an overview of both the lending process and the guidelines used to qualify homebuyers for mortgage loans. This course provides you with a solid understanding of the following topics:
the loan application process;
loan underwriting standards;
conventional loans;
FHA loans;
VA loans;
seller financing;
fair lending, and
predatory lending.

We also offer a money-saving 18-Month Conditional License Package, which combines our Real Estate Practice course and your choice of Real Estate Appraisal, Legal Aspects, or Real Estate Finance. Once you complete these two courses, you will have fulfilled your 18-month conditional license educational requirement.
Continuing Education and Renewal Courses
Continuing education (renewal) courses are required every four years to renew your California real estate license. Salespersons renewing their license for the first time must have completed five separate, three-hour DRE-approved continuing education courses in Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management. Rockwell offers these courses in our convenient online format.
For subsequent renewals, agents are required to complete 45 clock hours of DRE-approved continuing education courses. This must include:
one six-hour course that covers Ethics, Agency, Trust Fund Handling, and Fair Housing;
at least 18 hours of consumer protection courses; and
21 hours that may be either consumer service or consumer protection courses.
Rockwell does not currently offer courses to fulfill these continuing education requirements, but we plan to do so soon.
