Washington State Appraiser Classifications
Three Classifications
Washington has three real estate appraiser classifications: state-licensed appraiser, state-certified residential appraiser, and state-certified general appraiser. The first step toward any of these classifications is completing the initial training to become a real estate appraiser trainee.
State-Licensed Real Estate Appraiser. A state-licensed real estate appraiser can appraise:
- noncomplex residential one-to four-unit properties having a transaction value less than $1,000,000; and
- complex residential one-to four-unit properties having a transaction value less than $250,000.
To qualify for the state examination to become a state-licensed real estate appraiser, a candidate must:
- successfully complete 150 classroom hours of approved real estate appraisal courses, including a 30-hour Appraisal Principles course, a 30-hour Appraisal Procedures course, and a 15-hour USPAP course; and
- possess two years (24 calendar months and 2,000 hours) of qualifying real estate appraisal experience.
State-Certified Residential Real Estate Appraiser. A state-certified real estate appraiser can appraise all residential one- to four-unit properties without regard to transaction value.
To qualify for the state examination to become a state-certified residential real estate appraiser, a candidate must:
- successfully complete 200 classroom hours of approved real estate appraisal courses, including a 30-hour Appraisal Principles course, a 30-hour Appraisal Procedures course, and a 15-hour USPAP course; and
- possess 2,500 hours of qualifying appraisal experience obtained continuously over a period of no less than 24 months.
State-Certified General Real Estate Appraiser. A state-certified general real estate appraiser can appraise all types of property.
To qualify for the state examination to become a state-certified general real estate appraiser, a candidate must:
- successfully complete 300 classroom hours of approved real estate appraisal courses, including a 30-hour Appraisal Principles course, a 30-hour Appraisal Procedures course, and a 15-hour USPAP course; and
- possess 3,000 hours of qualifying appraisal experience obtained continuously over a period of no less than 30 months. At least 1,500 of the hours must be in nonresidential appraising.
