**Substitute Senate Bill 5378 requires education on Fair Housing for Real Estate Brokers and Managing Brokers for new licensees and renewals. The new law goes into effect on June 1, 2022.

**DOL will allow Licensees until June 1, 2023, to take the Fair Housing 6-hour course. This provides a full year to sign up and complete the Washington Real Estate Fair Housing (6hr) course.

**After taking this 6-hour course and at your next renewal cycle, sign up for the Washington Real Estate Fair Housing (3hr) course to stay compliant with your education requirements.

First Time Renewal Requirements: The education requirements for the first renewal of the broker's license must include 90 hours of courses as prescribed by the director. The required 90 hours is as follows: 30-hour Advanced Practices Course, 30-hour Real Estate Law Course, 3-hour Current Issues Core Course, and 27 elective hours of approved continuing education.

Seat Time: The Washington Real Estate Commission requires a timing device for all online virtual classroom courses to ensure that courses cannot be completed in less time than the approved credit hours. Please note that your course will time out after several minutes of inactivity.

Final Exam:  Students are required to demonstrate mastery of the content at certain levels of the course for an online virtual classroom course final exam. A correspondence course has no required quizzes throughout the course, and instead has a final exam passing score requirement of at least 70%.

Expiration Date of Course: Course expiration dates vary but are generally 6 months after enrollment date.

Certificate: With few exceptions, online course completion certificates are available for download at course conclusion and posted directly to your student dashboard.
