How to Get a Washington State Managing Broker’s License
Becoming a managing broker in Washington is a step up from a broker license. The state sets an experience prerequisite and a 90-hour education requirement, then you sit for the managing broker exam. Here is how the path works.
Meet the Experience Requirement
Before you can sit for the exam, you need at least three years of full-time experience as an active real estate broker, earned within the last five years. Washington can also accept qualifying experience in a business allied with real estate if you do not have the three years as a broker, subject to the Department of Licensing’s approval.
Complete 90 Hours of Education (H3) You must finish 90 hours of approved instruction within three years before applying for the exam. The 90 hours break into three 30-hour courses, each running a full 30 hours and ending with a final exam you have to pass:
- Advanced Real Estate Law
- Brokerage Management
- Business Management

Pass the Managing Broker Exam
After the Department of Licensing approves your qualifications, you schedule the managing broker exam through PSI and take it at a testing center. It has a national portion and a Washington state portion. The included cram course is built to get you ready for exam day.
Apply for Your License
Once you pass, you submit fingerprints for a background check and apply through the SecureAccess Washington (SAW) portal. You have one year from passing the exam to apply, or you would need to start over.
If you already hold an active managing broker license in another state, or held one within the past six months, you take only the Washington state portion of the exam.

What’s the difference between a broker and a managing broker in Washington?
A broker is the entry-level license for working with buyers and sellers. A managing broker holds a higher-level license and can supervise other brokers and run a brokerage office. You need broker experience before you can become a managing broker.
How much experience do I need first?
At least three years of full-time experience as an active real estate broker, earned within the last five years. Washington can also accept qualifying experience in a related business if you do not have the three years as a broker.
What education is required?

Yes. The required courses can be completed online at your own pace, with an audio option to listen on any device. The exam is the one part you take in person at a PSI testing center.
How long does it take?
The coursework is self-paced, so your timeline is up to you. Completed steadily, the 90 hours can be finished in a few weeks, and you have up to three years before the exam to complete them.

Do I take the whole exam? No. If you hold an active managing broker license in another state, or held one within the past six months, you take only the Washington state portion.
