Steps to Become a Real Estate Broker
Washington licenses entry-level agents as brokers, not agents. You will need to work under a managing broker once your license is active. Here are the steps to get there.
Two courses are required by the Washington Department of Licensing:
- Real Estate Fundamentals: 60 hours. Covers property ownership, real estate law, contracts, financing, valuation, agency relationships, and Fair Housing.
- Real Estate Practices: 30 hours. Covers listings, buyer agency, disclosure, negotiation, and business ethics.
You must complete both within two years before you can apply for the state exam.
Before scheduling the state exam, you must pass a DOL-required final exam for each course. Fundamentals is 180 questions; Practices is 90 questions. Both require at least 70%.
The exam is administered by PSI at testing centers across Washington. It has 130 scored questions: 100 national and 30 Washington-specific. You need at least 70% on each section. The fee is $210. Results are immediate.
Schedule a fingerprint appointment through IdentoGO. The total out-of-pocket cost is approximately $45. Results are typically sent to the DOL within 30 days.
Submit your application and a $223 fee to the Washington Department of Licensing. The fastest way is through the DOL’s online SAW portal. You have 12 months from passing the exam to complete this step.
Once approved, you can activate your license under a managing broker — or keep it on inactive status until you are ready.

To qualify, you must:
- Be at least 18 years old
- Hold a high school diploma or GED
- Complete 90 hours of DOL-approved pre-license education (60-hour Fundamentals + 30-hour Practices)
- Pass the PSI state licensing exam
- Pass a fingerprint background check through IdentoGO
- Submit a licensing application to the Washington DOL
Out-of-state applicants: If you are currently licensed in another state in the same or greater capacity, you may only need to take the Washington portion of the exam. The DOL determines eligibility. Submit documentation for review before scheduling.

No. You only need to be 18 and have a high school diploma or GED.
Most students finish in 3–6 months. The 90 hours of coursework can be completed in a few weeks if you study daily, or over several months at a slower pace. Add exam scheduling time (PSI books 1–2 weeks out) and DOL processing.
State-related costs total approximately $478: PSI exam fee ($210), IdentoGO fingerprint check (~$45), and DOL licensing application ($223). Course fees are separate.
Possibly. If you are currently licensed in another state in the same or greater capacity, the DOL may waive the prelicense education requirement. Submit documentation to the DOL for review before scheduling your exam.
Yes. Individual courses are available if you have already completed one elsewhere.
You can retake it. If you fail one section but pass the other, you have 6 months to retake only the failed section. After that, you must retake the full exam. Each attempt requires a new $210 fee.
A criminal record does not automatically disqualify you. The DOL reviews applications individually. Contact the DOL directly if you have concerns before enrolling.
Yes. You can place your license on inactive status after passing. As long as you pay the renewal fee every two years, your license can remain inactive indefinitely.
